Surbiton Court Flats 1-69 is managed by a Board of Directors,
comprised of Members and elected by Members, not by an outside managing agent.
Everyone who owns a flat in Surbiton Court is automatically a Member of SCRA
Ltd. Members are entitled to attend and vote at the Annual General Meeting.
Members who are in arrears with their maintenance are not entitled to vote at
the AGM until their debt is cleared. A flat owned by two, or more, people is
entitled to one vote, that is, one vote per flat.
The Board is responsible for the upkeep and maintenance
of the buildings (cleaning, gardening, drains,
communal lighting, etc.), the block insurance, and the day-to-day running of
Surbiton Court. The Board follows a pro-active schedule of preventative
maintenance, which involves prioritising work on a rolling programme basis. The
Board meets approximately once a month and a summary of meetings is posted on
the Blog.
The purpose of this
Handbook is to provide an accessible guide to living in Surbiton Court, based
on the Terms of the Lease. All residents, whether owners or sub-tenants, are
legally bound to comply with the Terms of the Lease: by buying, or renting, a
flat in Surbiton Court you legally agree to comply with these terms.
Some of the information contained in the Handbook, for
example maintenance charges, applies only to owners, however all residents are
advised to familiarise themselves with the Handbook.

Surbiton Court has two postcodes: KT6 4EB for Flats 1-35 and
KT6 4ED for Flats 36-69.
To clarify some of the terminology used in this Handbook and
on the website:
Member is someone
who owns a Lease for a flat in Surbiton Court and is therefore a member of SCRA
Ltd
Owner is someone
who holds a Lease for a flat in Surbiton Court
Resident is
anyone who lives in Surbiton Court, whether they own or rent a flat
Sub-tenant is the
correct term for someone who rents a flat in Surbiton Court, although they are
often generally referred to as tenants
Tenant is the correct
legal term for someone who holds a Lease for a flat in Surbiton Court, and is
referred to as such in the Lease
(NB The terms ‘owner’, ‘member’ and ‘tenant’ are
interchangeable.)
Surbiton Court No 2 (Flats 70-89), Surbiton Court No 3 (Flats 90-113) and Surbiton Court Mews (Flats 114-116)
are entirely separate legal entities and under different management.

Surbiton Court Mews is currently being re-developed. A Planning Permission application has been submitted to the Council
by the developers.
PLEASE NOTE Residents of Surbiton Court Nos 2 & 3 and Surbiton Court Mews, do not have rights to the
gardens of Surbiton Court Flats 1-69,
nor do they, their visitors or contractors have rights to park anywhere in the grounds of
Surbiton Court Flats 1-69.
